Corneria Capital Management LLC (“Corneria Capital”) is a LA-based real estate investment firm focused on acquiring and repositioning underutilized light industrial and flex assets in Southern California’s urban cores. Our differentiated strategy is built on the demand for low-latency AI inference infrastructure. Our mission is to create an institutional-quality portfolio of urban edge compute nodes — facilities designed to support AI inference workloads at the network edge. The rise of generative AI, real-time inference applications, and latency-sensitive enterprise AI deployments has created a new bottleneck: physical proximity to users and data sources. Our product solves that. We focus on strategically located, power-upgradable industrial assets that can house AI-native startups, GPU colocation providers, and future hyperscaler extensions — all while maintaining fallback leasing versatility for traditional tenants. We position our firm as a bridge between AI infrastructure and real estate value, enabling compute at the edge while preserving optionality.
